Overall, I always recommend appfolio for rent collection/pm software. It's super user friendly for both tenants and staff!

As someone else had mentioned, as long as you do not have a lease signed with them, you are good to be unapproved as there is nothing legally binding. 

This definitely isn't a habit that you want to get yourself into as it can for sure be seen as bad business. Obviously, stuff happens and sometimes it's unavoidable but maybe consider implementing something into your approval process where you require to have some type of phone or in-person conversation with someone before moving forward with approval.

I definitely think that the price is a bit high for this property. Sometimes as well properties that come furnished tend to be a turn off espeically if it isn't a short term lease. This definetely varies by area but I would recommend to see if anyone else is offering fully furnished rentals.

I think the answer to this question really depends on a few factors such as your current unit count, location of your properties, long term goals, and how much of your income is based off of your units. 

If you're someone who only has a handful of properties and they are pretty centralized in your area it might be best to just handle them yourself and invest in a good PM software. 

If you are looking to get or already have a good amount of units that maybe aren't so centralized; it definitely couldn't hurt to look into getting a PM company. 

Definitely are pro's and con's for both but you just gotta look into both options and decide what is best for your portfolio.
