Welcome! Locally it's tough to find deals that pencil out right now due to prices and rates, so househacking is a great way to invest in the Twin Cities market. You won't be living for free but if you can find a property with solid rents or some value-add potential I think it's a worthwhile investment. REI is for the long-game in the current market unless you are flipping. I co-host two REI networking groups (one is the Minnesota chapter of InvestHER) and would be happy to send you the details if you want to see what is working for people here!

Join the Millennial Real Estate Investors group this month to discuss apartment syndications. Eric Eickhof of CoVest Ventures will be discussing the overall process plus his team's most recent apartment deal in the Twin Cities. Whether you are in a new investor exploring their options or an experienced investor looking to do something different they'll be something for everybody to learn.

About Eric
Eric got his start in real estate while still in college at the University of Minnesota. His first purchase was a townhome in his hometown of Grand Forks, ND. He was able to 1031x the townhome into a duplex in Minneapolis, MN. That is when the lights clicked and he has been building his real estate portfolio ever since. Eric is the owner and managing broker of Fulton Realty in Minneapolis, MN and the General Partner of Covest Ventures. He has travelled the investor journey from an owner/operator of residential and small multi-family properties to making the leap into commercial real estate investing.

All ages always welcome!

@Georgina Graham I'd review the rental guidelines for each city and then check rental comps on Rentometer. Sometimes there aren't many single-family rental comps so you can verify on Facebook Marketplace, Zillow or Apartments.com. I'd base my decision on potential rental income and future Cap Ex.

Join the Millennial Investor Group and local developers Kaleidoscope to discuss their newest 12-unit development project in Minneapolis.

About the project:
2718 Grand will be an urban oasis amidst diverse, independently owned businesses and plentiful green space. The 12-unit, eco-friendly building is scaled to fit its surroundings and designed to foster community and an authentically sustainable lifestyle.

About the presenters: Adam Bradley Jones and Jay Rajaratnam

Adam began his professional career at BKV Group in Minneapolis while residing at a housing co-op in the Whittier neighborhood. While cultivating community in the shared home and gardens, he paradoxically designed buildings for large-scale developers that were motivated solely by financial profits. Adam’s drive to find a more balanced way of building led him to Locus Architecture (where he designed and built homes while gaining architectural licensure), the Real Architecture Workshop (where he assisted teaching students in Mexico), and Solhem properties (where he gleaned development and building management experience). In 2020, he evolved his practice of architecture into a human-centered approach to real estate development - valuing people, place-keeping, and positive impacts beyond the walls of a building.

Jay is a south Minneapolis resident and father of two young children. Having moved to the US at the age of 8 as a civil war refugee and growing up in a working family, they were fortunate to have had an uncle who helped them for the first year until the family got on its own feet. Through this experience, he is deeply familiar with the impact housing costs have on the less fortunate and is passionate about seeking solutions to the housing crisis. Jay honed his problem solving skills while working as a process engineer and maintenance supervisor at Ford and brings an acute understanding of systems to housing development. While working at Xcel Energy, Jay worked on a company wide software implementation project where systems integration was a key component of success. These professional experiences have shaped Jay’s way of thinking on how to build more sustainably and cost effectively.

Join the Millennial Investor Group and Chris McCormack, CEO of Better Books to discuss tax planning for real estate investors. He'll discuss what tax planning is and why you’ve likely overpaid in taxes. Many people get into real estate for the perceived tax benefits but are often discouraged when they find out they’re still overpaying. The goal is to walk away with confidence through a newfound knowledge of the tax code and the benefits it offers to real estate investors.

Chris McCormack is a CPA, Certified Tax Coach and real estate tax strategist. He's the host of the Know Your Numbers REI podcast and CEO of Better Books – a tax planning and accounting firm focused on eliminating the frustration and confusion that investors feel when working with a non-specialized tax professional. Before starting a firm of his own, he spent a few years in public accounting, working at PwC Boston where he assisted some of the top financial firms in the world with their accounting and tax related activities. He provides his clients with confidence and the ability to grow their portfolio regardless of market conditions.
