Hello BP!

I read somewhere that it might be beneficial to have a real estate attorney. I am a newbie and as such, would like your opinion/experience on having a personal attorney. I'm all for covering all the necessary bases, but I think this might be a little bit of a stretch.

Hi BP, 

I need your help. After all inspections were complete, our realtor asked us to send a list of items we want the seller to fix and to expect a list of all the things the seller agrees to repair. We were told that this is where we could negotiate for repairs if we were unhappy with their list.  Well, that never happened. 

Our realtor sent us a list of items the seller did NOT fix, meaning, they have already selected and completed items from the list without notifying us. We are extremely unhappy with this as our main concerns were issues with structural, plumbing, and termites on the property which, you guessed it, were NOT fixed.

Our realtor sent us a text (7pm) to suggest we get a contractor for our Saturday appointment tomorrow to review the repairs (and for a second opinion). WTH?! What can I do now? I am fuming

Can I still negotiate for the repairs (or credit)? Any suggestions would help. Thank you!!!

@Joel S. Good idea, I will look around to see what I can do. Just btw, we had full intentions of going through with the realtor. This is very unfortunate and something I absolutely did not expect to happen.

Hi BP, 

So I've decided that I'll be going with a different Realtor. .. My questions is, how do I professionally and politely let my current realtor know that I'll no longer be working with them. They have been great and have shown me many properties, but when it came down to it, I really did not feel like they had my best interest at heart. We are not in contract.

If you have any experience with this, please comment below. I would really appreciate it. 

Hi BP, 

First time home buyer here so pardon me if this is stupid. A little backstory here, we interviewed a handful of realtors with the same amount of experience, education, etc. but chose this person due to the fact that they were extremely easy to talk to. Fast forward, we found a house we were interested in that's been on the market for 120+ days and the realtor got us a showing. The realtor informed us that the seller was desperate to get it off the market because it's been sitting with no offers and let it slipped that the realtor knew them (the builder/seller) personally. 

After expressing some interest in the price point, the realtor called us the next day informing us that the seller received an offer at the listing price. We put in our offer. 2 days later, we got a call and informed us of another offer the seller received at 10K more the listing price. Forgive me if I am acting on my emotions, but Im finding it very difficult to believe the coincidence that right after we saw the property, they received multiple offers.

Maybe I should trust my realtor? They are the professional after-all. Or is this some inside job because of the conflict of interest?

Please give me your thoughts. Thank you.
