Yup, jake is right.  You can do some sort of "cash for keys"--but not likely all would agree...Otherwise always must honor lease in place.

I was going to ask about the income and possibly partnering up in a duplex or triplex--Again, where is your income coming from?  Do you own a home you can take equity out in?  That's what I am doing now with my team in Boise, ID.  

Agreed.  you are protected through inspection--You should also be able to schedule a walkthrough with agent and tenants as well.  if it's not as stated, then earnest is returned.  Just watch those timelines!

 I agree with Michael.  No need for that, unless you start falling in love with real estate and want to sell as well:). One property per year, use an agent.!

Oh, and many times, they have just sold a house and the rental market is crazy, so sometimes valid.  but still tax nightmare for owner.

Yikes--tax nightmare and extra work for you.  We have chosen NOT to do this.  They usually ask for a discount as well.

if you like them, free rent back with a lease and deposit if damages occur!  I do this on a lot of properties.
