@Cole O'Dell my right hand @Kiera Underwood evaluates properties from every angle for investors considering buying in the Oklahoma City area. She'll be happy to take a crack at this. She's focused most on short term rental positioning right now, but has focused on long term rentals for years so she'll be able to quickly give you performance comparisons between the two. She's also a licensed realtors so can shoot you a quick evaluation of the property. If any of that is helpful just let her know!

@Rami Halperin I second Brendan's comments. Oklahoma City has low taxes, is landlord friendly, has an approachable price point, is historically insulated to recession, is exceeding population projections just to name a few reason to consider it as a market! The properties I'm working with now are cash flowing at a net of around $200/month as LTR and $500/month as STR. That's at a $167k price point. Happy to answer any market specific questions or talk about what it looks like to invest here from an out of state prospective. How's research going so far?

@Pamela Gordon we do open houses for the most part. There's some exceptions, but not many. I'm not sure how many properties you have, but if you have several you should look into tenant turner. We started using it in 2021 and it's been a game changer. We saved HOURS each week and we shortened our leasing timeline by ~ a week. It automates everything and is just a flat fee each month you use it.

@Nate Sanow dude same thing in OKC. We’re still having issues with affordable/competitive inventory. The 1% rule *can** be found. But it’s tougher. And the house is tougher than the 1% houses we were seeing a couple years ago. 
Really, everything is higher, haha. Properties. Labor. Materials. Deals are there, but you gotta WORK to find them.

Your letter looks great. It’s formal, but nothing wrong with that. I’d definitely send it certified! Hopefully you don’t have issues, but if you do a judge will prefer certified notices.

Not sure how helpful my reply is, but we’re running into the same thing. The competition is really high right now (and has been for a while). We’re still finding deals but it takes a lot kore effort than it used to. Okc has a fairly low supply of multifamily, too. 

Hang in there, you’ll snag the right deal!
