@Rhett Tullis hey man, it’s impossible to get every detail onto a single PDF doc. Our goal is to give abroad overview. Okc is huge. We have a packet we share with more comprehensive breakdowns on returns to expect, schooling, etc. this is a single out of that.

Passive investing doesn’t usually happen in Nichols Hills, so it’s not really addressed but it does happen in the village. No matter how cute the space is and easy it is to rent you’re going to deal with flood plains and so-so schools and plumbing issues. So we don’t push it to A. That whole quail creek/Nichols hills/village area is kinda a melting pot. Agree with you on the c idea. Okc public schools leave much to be desired.

@Scott Esmail we don’t! As far as I know this is uncommon in OKC. I think it would be poorly received here, it’s interesting that is doable in other markets.

Hey Hannah! My attorney isn't on Bigger Pockets, but his name is Ed Lee. He's represented us for years and has always done a stellar job. He wrote all our leases, management agreements, addendums for sales, etc. He's also drafted operation agreements, contractor agreements, etc. for me.
