Maybe I'm not being very direct with my question. I guess what I'm asking is do I need to be concerned, as a wholesaler, with acquiring the signatures of all the heirs to this property when putting it under contract in order to keep myself out of hot water, and/or creating unnecessary messy situations for my end buyer?? Quite frankly, I could care less about making sure heirs get their piece of the pie.....that's not my problem. I'm just trying to make sure I get the necessary signatures on this contract so it does not have a negative impact on me or my end buyer.

There's question as to "whom" (seller) has the legal authority to sign option to purchase agreement for (2) properties I'm trying to put under contract. I've got an individual wanting to put these properties under contract. However, the estate belonged to his father, who has passed, and the rightful heirs to both properties now belong to the individual wanting to sale, his brother, and several nieces/nephews (which I just confirmed with the estate attorney). The seller states he has power of attorney over his brother, AND that he's been unable to reach the rest of the heirs as they "appear" to be uninterested in what happens with the properties. I'm just trying to cover my butt here and not get wrapped up in something that could get messy and/or hurt my reputation by doing something out of ignorance. So, would I need to see a copy of the POA papers to prove this person can in fact sign for his brother, AND do I just take his word for it that the rest of the heirs are unreachable?? Any suggestions/advice on this matter?? This is my very 1st property I'm wholesaling, so I'm not really sure what to do....Thanks, April

HENRY LAZEROW: I'd do business with you any day! I'm a female wholesaler with tats, and quite frankly....I've wasted too much of my life trying to make others happy. I will accommodate people to a certain extent, but if you don't want to do business with me cause of my testimony tat....then you'll probably find something else to find fault with even if I covered it. So, that's kind of my two cents.

Matthew Wilson: I'm in agreement with Danny Polanski on this one. I wouldn't pay it until it's out of his name, which I'd require "proof in hand." Then, I'd make a decision from there as to how to handle the situation further. I know ethically, it's not right you get stuck with the bill, but I'm more concerned that you don't attach your name to something that could potentially cause you way more drama down the road. If I had to end up paying a $75 bill to "pick & choose" my battles and put parameters in place to keep me out of situations like that in the future, that's probably what I'd do, but really depends on the circumstances once you find out what's really going on.

Joe S.~I'm a little curious as to what kind of strategy you use to make an offer on-the-spot?? I'm assuming you've been doing this a while...lol Being a newbie, I'd be somewhat nervous doing that. However, I also realize that sometimes that may be necessary pending on the "feel" of the situation.

Steve Vaughan~ I like how you think! I think I'll use that same strategy. I'm currently "hopefully" getting ready to put a piece of land under contract, which I typically do not wholesale land, but have another wholesaler working with me on this (with more experience) in order to learn, but also cut him in on the deal as well.

Eric Striegel~that is AWESOME!!! Just like you, I am a real "people person" and love to mingle. My first deal came out of a casual conversation to an individual that knew I was an investor. Once they got to know me for a little while, they contacted me and "there you go!" The best advertisement is word-of-mouth. I'm thinking about creating a website in my local area for wholesalers I network with to list their properties on a collaberative webpage to show their properties to potential buyers. Has anyone done this? And, how did it work out for you? Did you charge a fee for this service? And if so, what's your typical rate? I have an investor group I recently started and would really like to present this idea to my wholesalers about potentially creating a website to list our properties (collectively) to create a wholesaler's empire in the area I wholesale in.

Hi Eric! Welcome to the investment community!!! I am a newbie in wholesaling as well. I made the fatal mistake of investing in a seminar to learn about real estate. If you are looking to learn about wholesaling, I really recommend www.thewholesalerstoolbox.com. I have learned way more utilizing this website than anything else. A couple of things that this website recommends using to find cash buyers to assign contracts to is Deal Machine app and/or Cash Buyer's Data Feed. I have recently signed up with Deal Machine, so I can't really give a yeah or nay as of yet using their app, but I will say I've read/heard great things about Deal Machine. Brian Bagdasarian: I'm in the same boat as Abrahm Dimmitt. I'm trying to be cost effective in trying to decide whether to invest in Deal Machine and/or the Cash Buyer Data Feed by "Cam" Dunlap if I'm doing D4D. If I'm understanding correctly, Deal Machine also provides cash buyer data feeds?? Plus, with it being just myself running my own business, and after reading up on how many cash buyers other wholesalers have put in their network to buy properties, that are also sole proprietors, I'm going to assume that having a huge cash buyer list is not really efficient at this point in the game. Thus, purchasing an app/program that provides thousands of buyers might look impressive, but maybe not for me at this point, but would be something possibly to tap into if I go virtual wholesale??
