Agree with @Gerald Harris . For the future of your investment, sounds like you need to eventually replace doors anyway.

Depends on what is in your lease. If your lease prohibit dogs, and they get a dog...then you can evict. 

Some states are now making it illegal for employers to deny employment based on criminal background IF the crimes committed weren't directly related to the type business you run. So, for example: urinating in public charge might not have any bearing on whether or not someone can work as a cashier in a store. However, a drunk driving charge is a completely valid reason not to hire someone as a school bus driver -- KWIM?

While landlords don't have to comply with such rules, it's a good model to look at when setting your own tenant criteria and for determining what type of convictions carry weight when you are deciding to enter into a financial agreement with a person. 

I think stealing is a HUGE red flag and completely legitimate reason for denying tenancy.

Older drapes and carpet tend to be smelly and can even give some people breathing issues. I think to maximize the potential of your rental, those need to go ASAP.  ITA with previous poster who said just paint over the paneling.

This^^. At least they were honest, but still. Walking out on an agreement is never a good sign.

I call this this the HGTV HouseHunters Effect -- some people seem to have way too many "wants", but not always the means to get them.  

I think cutting them back is a good compromise, but if they want them down I would make them pay and get something in writing. Since it sounds like you want the trees though, trimming seems best.
