Kirk,

My application asks for accepted move in date among other things. Even before I ask for a application, I screen them on the phone and only take ONE application along with a fee. I also set an expectation that we need to sign the lease within 48hrs of application acceptance.

In your case I would ask the first one to ack. your request within say 24hrs and agree on a move in date. I would also be upfront with the second applicant and let them know when you will get back to them.

Again, this all depends on you rental type and your area. My renters are mostly profs. with good steady income and have small kids in school.

I am a first generation immigrant. Came to the US with a student visa and $250 :) BS in Electrical Engineering and have been working for high tech firms since 1993.

Started in RE in 1999 when I bought my first home. Flipping and buy&hold since 2006 or so. I love RE and will eventually jump in full time

In my market I have staged properties in the top tier ($600K+). The cost is not significant to me since my wife does most of the work.
It also depends on what buyers you are attracting. In my market Buyers who are upgrading are more receptive to a staged home.

Investors who are looking for rentals tend to see the other aspects (ease of maintenance etc.)

echoing what Kyle said. The problem is compounded in bay area with so many cash buyers in that price range. if you can swing it then buy it with cash and refinance/LOC etc. Otherwise you will be limited to some flips and some REOs

IMO there is a lag of about 6+ months between the stock market and the housing. At least this is my observation in the tech heavy bay area and its surroundings.

I have been investing since 2007 in the stock market so far it has been good to me. I trade aka flip stocks. but there has been moments where I wish I had my cash in my hands :)
