Depending on your investment target and expectation. Are you looking at A or B or C class areas. I am also investing out of state and mostly concentrating on A or B+ areas in TN, TX, OK, AR, AL.

@Martin M. Agree the podcast is very informational. Basically it talks about population growth and new house building. Very good alternate prospective on this “one way” price train we are seeing now

I am also shopping for a loan on a duplex. I got quotes between 5% and 4.375 with 1/4 pt rebate. Rates are fluctuating everyday. Shop around

Thank you Nicolas for sharing your insights and answering questions.Improvements to SFH rental properties -landscaping/ fixtures/ appliances made in 2021 qualify for bonus depreciation if these properties were placed in service prior to 2017?

Check out ebay for 10% off lowes coupons that you can use at HD and other stores. (makes sure you get a physical 10% off coupon). I have used it with multiple flips and the savings can be substantial. I use Home Depot, and have a pro reward account which gives me additional discount.

Darn/Crap...I am going to miss this big gala so close to home. Daughter has a soccer tournament and I have never missed any of her games since she started playing!!!

I would say buy it if you get it for $20K or under. Its pocket change compared to what you own and consider this a lottery ticket. Heck, I lost more than that on my call options this past week :)
