@Paul D. Looks like you won't have a problem finding a good realtor in the Tampa area to find some rehabs. lol

My team and I operate in less saturated parts of Florida (North Port, Port Charlotte, and Cape Coral). These are build-to-rent. These are often ideal for long-distance investors, who what to work with an established team that manages all aspects of your investment. Cap Rates are in the 6-8% range. In the last 30 days, there have been 14 duplexes sold within Lehigh. Price range from 191,800 - 309,000. I'm looking at a property now on the MLS that has similar rents and sold for 224,000 on 3/12. Before making a decision, getting all the information necessary to make a decision will be important.

Additionally, you'll have to take a look at the current condition of the home. I know a lot of investors who are selling all of their properties that are 15+ years old; for fear of upcoming repairs (roofs, A/C & boiler). These pending expenses can mean some serious risks long term.

I completely agree with @Stetson Miller. As someone who works for a big brand (Century 21), There are tons of benefits of leveraging the existing brand. Especially when cold calling or following up on online leads. There is instant credibility and high brand association with real estate. So leverage it. With this said, nobody is successful because of branding alone (broker or personal). In fact, I think a lot of agents fail because they spend too much time doing "cute" things around marketing/branding. I would recommend blocking out a few hours a week for marketing/branding but that it. As far as messaging, think who needs your help and what problems do you solve. - Hope this helps.

Yes, Adam what you are describing is very common. It seems like you are due to have a Florida trip. I'd recommend at least two weeks to really get to know the area. Yes, Florida is a big state and every part of it has it's pluses and minuses. You have to see if for yourself. let me know if I can provide additional assistance.

Hey Jeff, Thanks for the update. I have spoken to and worked alongside a lot of investors and they all have different opinions about legal formations and ways to mitigate risk. My thoughts (not an attorney or accountant) but if you can buy in an LLC then do so, but if not then just buy it in your name. The biggest challenge is finding a deal. This is the biggest challenge and your biggest opportunity for success. From personal experience, I've learned to not be too concerned about defense, especially if there isn't anything to protect. Again, others may be more qualified about their recommendation, just my thoughts.

How do you plan on finding deals?

@Jeff Harvey, I would have to agree with @Jeff Tumbarello

Setting up the LLC on SunBiz is pretty easy and self-explanatory on how to set it up. You have to think about how you are funding the deal. Unless you are paying cash or using a hard money lender you will likely be buying the rental in your name anyways.

How are you planning to acquire the property?

In General for investors it's, 15% down for SFR, LTV will increase for 2-4 unit. Investor Cash Flow starts at 20% down with no personal income as portfolio product.

Yes Broke, This is very common. We call them Snow Birds and it's definitely doable. 

Since your father wants to be able to enjoy the condo himself, his preferences have to be taken into account. This includes understanding his budget, if he's a boater, prefers the beach, golfer, large/small condos. Also, if he's looking to breakeven or be profitable. 

Is he interested in Ft. Myers or SWFL as a whole?
