50-100 acres for sheep.
Landwatch is great but wow... it varies wildly with the pricing here from $100k to $1MM.

Also I'm in general agreement w Colin above.

Find out the specifics. Do the due dili.

Before the property is foreclosed upon and even after, the owner can satisfy the lien IF they have the money. 

I was assuming based on the context provided that there was/is a negotiation happening to satisfy the lien and the owner which is a valid strategy in acquiring the property and also preventing it from going to auction in the first place.

Regardless of being bought before or after auction, it is indeed a distressed owner situation.

I've done some research in tax lien investing. I'm not clear on whether you are negotiating before the foreclosure or not, but this can go a few different ways. How motivated would you say the owner is in resolving the issue?
