This has been an interesting thread. I must admit I did not read every comment; however, I am curious as to if there is a space for diversifying your portfolio and owning a mix of the 30k performers and the 80k-120k properties as well? Does anyone have a diversified portfolio like this or something similar they would be willing to share the experience on? If it was mentioned above already forgive me.

Question for you pros: if you had 50k cash to get started investing, would you purchase 1 home for cash in a C-/D area or finance the purchase of 2 homes in a decent suburb with 20% down each? Or would you choose something different altogether? The sales prices in these areas are approx. 40k for the cash purchase and 100k for the finance purchases).

Last week I come across a traditional bank that has a $0 down Conventional loan product they're offering. Are we getting close to the mid 2000's of No Income/Job/Asset loans? Does anyone have any lenders offering similar products? Please share!

I am familiar with the Detroit Real Estate Market (I can hear @Joshua Dorkin's sarcastically laughing) and I understand completely why/how the values can change by 80k up or down when you travel 2 blocks in either direction. My question to the community is, do you experience this in the other urban markets out there. Baltimore, Philly, Atlanta, D.C. etc? Is there extreme variation all across the country or is this just a Detroit specific thing?

When you are marketing do you ever highlight the fact you are a licensed professional? Do you make mention of it during the buyer consultation in an attempt to get the listing if you and the owner can't agree to a deal? Or, do you just keep both entities completely separate?

@Andrew Earle I've been looking at List Source but I'm not sold on the data. I currently use the Tri County Legal News and scan through the preforclosures.

For those that drive for dollars, why do you choose this strategy instead of just paying for absentee, pre forecloseure etc lists? Is it effective for you? How much time do you dedicate to it?
