 It looks like the house is in zone X which does not require flood insurance IME.  Since the structure does not touch the higher risk zone you should be in the clear.

 Use this link: FEMA's National Flood Hazard Layer Map

Enter the address in the top right corner and you should be able to zoom down to the property level and see pretty clearly.

I identified all the duplicates so I know who they are, but for the actual mailing I figured there was no reason to send multiple pieces to the same mailing address.

What is your criteria for the properties that you are looking for? Are you specifically targeting duplexes or any properties in your target area?

@Joey Budka Do you have any pointers for what a cold call to MF owner should sound like? Planning on starting a cold calling campaign to go along with some postcards and wanted to get some feedback on what does and doesn't work in you experience.

 Did you send out any other direct mail in addition to postcards? 

I am planning on sending to a mix of properties in a specific area that includes SRF, DUP, TRI, QUAD & 5+. Do I need to send different direct mail to each class of property or can I cover all property types with the same materials?

 I'm using Radaris.com to find phone numbers by addresses, in addition to 411.info to find numbers by name+city. It's pretty tedious but the results are usually good.

Wow, pretty accurate. Just did a search on myself and I was surprised by the info that it was able to pull up.

 What source were you using to be able to get the phone numbers of the owners? Is this something that can be obtained using ListSource?

As @Joey Wharton mentioned, it is also important to make sure you have a backup pump and power source. In my area, people have lost basements multiple times, and it is usually from a single failed pump or a power outage during a storm without a backup power source.

@Dev Horn Are you guys calling up the leads that you are mailing to also or just waiting for them to call you?

@Joey Budka mentioned above that there is nothing like dialing for $$$$ but would also send postcards 3,000-4,000 postcards a month. I wonder is the calls were to the same prospect group or not and which yielded better results.
