Hello, I am local in the Raleigh market so I would be biased to say to invest in Raleigh. I am a license GC and Realtor and can help you located some properties to analyze. I will send you a DM.

Hi Chris, thanks for the input. Thankfully I am a GC. I am curious to see how the community feels about this type of joint venture structure and if anyone has had any success.

Has anyone joint ventured on new construction projects? For instance, partnering up with GC & Money partner? Thoughts, pros & cons?

Hello everyone, my names is Anthony Rivera and I am a license builder & Realtor. My goal for 2024 is to scale my new construction projects. I am seeking financial partners for new construction projects. I am investing in Raleigh NC and surrounding Triangle area. Just to be clear, I am not seeking private lenders or hard money lenders. I am seeking a financing partner who is interested in splitting the net proceeds. If you are interested please comment or send me a direct message. I will provide more information upon request.

Thank you

Hi Maria, without reading the rest of the comments, I would simply remove the garbage disposal. I do not put garbage disposals in any of my units for that reason. I try to make the unit as tenant proof as possible by removing any and all future maintenance issues.

If they clog the regular drain, then I make them pay for it. Upon lease agreement and moving in I clearly state that clog drains will be responsibility of tenant.

Welcome Kay!! There's plenty of opportunities in NC if you look in the right place. I have a triplex and it cash flows really good. That's my most favorite property I own.

Feel free to reach out if you need any help !!
