Hi. The basics you can look for- make sure all light fixtures are working and railings are secure. No peeling paint. They test your GCFIs (and look for them in wet areas). Feel free to reach out if I can help. Much of it is hard to prepare for unless you are a tradesman. We make sure our property is one we would live in.

Lots of people talk about taking a line of credit once rehabbed and rented. If the property is in an LLC, this is not a possibility, correct? Would it have to be refinanced? I hate the idea of paying points and so many fees again.

Thanks for any info you can provide to clarify!

Welcome to BP! I found BP in November and the podcast, forums, and blog have helped us finally begin as well. We purchased our first duplex in May and we are not too far from you (Royersford). For us, it has been invaluable in terms of planning the structure that best fits us, focusing on goals, next steps, tax structures, etc. We got in before the fees jumped. I think the new fee might have scared us off, but knowing what we have gotten from it, I would do it again.

We have had our first two meetings with our third set up for next week. So far, we are feeling that this process is allowing us to focus on goals and make plans to achieve them. The exercises are very specific and have been helpful to us. I will update as we go.

We have not yet had our first "planning session" bc our work schedule is difficult. I will say that the online courses and resources along with the coaching that you have access to right away really makes you think and is helping is define our goals. I will continue to update, but so far we feel good about what this investment in ourselves will do for our financial investments moving forward.
