@messaging @Catherine Kahle, we just bought our primary residence in San Francisco that is a new condo construction. We were required to put 3% down to hold the unit until turnover which would then apply to our downpayment.

@message @Kayvon Ghaffari would suggest to go in the weekend to the shipyard office at hunter's point to get idea of development happening there and plans for next 5 to 10 years. Will also give you a chance to stroll around the neighborhood. Area is still gentrifying and you will have to be patient but I think it is a good long term bet. Hubby and I just purchased condo at the shipyard for our primary residence because we wanted a base in SF long term that we can eventually rent out. We plan to rent it out after a few years and move to the East Bay closer to my hubby's work.

@Account Closed I am in the very beginning learning stages and just reading the forum and books I can get my hands on and attending meet-ups. I considered Oregon but the numbers don't work there anymore.  I will be looking into Houston and also the Philippines (I'm from there). I am also watching the up and coming neighborhoods in SF that is undergoing potential gentrification. My timeline for investing will not be until mid-next year.

Hello,

I'm from San Francisco looking to invest buy and hold out of state. I'm initially considering Bend Oregon or Houston TX but as I search the forum posts here, it seems even those markets are overheated.

Are there still deals to be had in those areas? How should I best find them? Right now I am only looking at MLS.

I am choosing those areas because a friend of a friend have invested in Bend and my husband regularly does business trips to Houston.

Are there other out of state investing that may be worth investigating? My brother goes to Newcastle Delaware for his consulting job so that is also once place I can look at and at least have a hotel to crash if I need to make a trip.
