@Ryan Cox Hi Ryan, other than direct mail how do you suggest building relationships with owners? Targeting a specific neighborhood and hanging out around there? Also, how do you approach brokerages and which ones do you choose to pursue? 

@Gino Barbaro I think this is a great strategy and it is important to think of Pareto's Law with ANYTHING in life! :) 

@Juan Vargas I think that is a great suggestion to seek out the little guy at a firm who are hungry.

@Christopher Rankin Okay I will go through my numbers again. I have basically just been using the cash on cash return number using the BP calculators to measure. The current value of the property is appraised at $145k. I am getting $1500 in rent. I am still in hard money until May. It does help a lot. I will have to go over this some more. I thought the calculators would be enough. 

Good suggestion on doing a monthly or quarterly report. I think that is a good habit to get into. 

@Immanuel Sibero I have used the analysis calculators on the property before buying but will look into calculating performance measures. Was just wondering if there was a property management software that automatically does it.  

I think it is better to use the purchase price as well because the current value will not matter as much unless I am getting ready to refinance (I am) or sell. Good points and lots to think about!

@Christopher Rankin After I replace the roof I will have spent about $13500 in rehab costs. Paid $112k for it and am getting $1500 in rent. TrueRent (from what I can tell) does not provide a return on investment calculation, which is what I am looking for. I am not sure what API access is? Or a CSV file? I only have 1 single family so far that I am managing myself so still learning! I prefer to use a software because it is easier for me to look at than a spreadsheet and I intend to scale up over the next couple years so I want to get familiar with a program and use it for all my properties. 

I will give your recommendation a try! Thank you!

@Alex Johnson I am not very tech savy so I prefer to use an easy to understand and easy to look at program. It is a single family house but am in contract for a 4plex currently. Thank you!

I have searched around in the forums and bit and haven't found quite what I am looking for. I am managing my own rental so I am needing suggestions on property management software. I have just started becoming comfortable with True Rent but I am wondering if there is something out there that will also calculate the return on investment? I want to have all of the costs worked into this analysis. What software have you fellow investors found most appealing in managing your own units? I would love to find something that I can input all the day to day costs and be able to pull up a report of how the asset is performing with an easy to read report like the ones we enjoy here at bigger pockets!

 As with what I have noticed, the tax assessor's "taxable value" is generally much lower than what the bank will appraise the property at.
