I am looking to hand over my 4plex in North Linden to a property manager. We have almost completed the majority of the repairs so I am mainly just looking for someone to help manage handymen, collecting rent and administering various fees. Most of the property managers I have been in contact with are more comfortable managing higher end properties. Any suggestions help!

@Chad U. Thanks for the insight. This property is in Lake Worth and I have been told that they deal with things differently than Palm Beach County. I see that you specialize in buying non performing notes. I am wondering if you know anything about buying tax certificates? I was advised that it is likely that this owner is not paying his property taxes so I may have an opportunity to buy the tax certificate and push the foreclosure through, discharging the other liens (assuming that the fines are recorded as liens with the county, like you said). Does this sound like something you have any experience or knowledge in?

@Wayne Brooks The way my attorney made me understand it is that the bank will not foreclose on the property because then they would be assuming the code violations (somewhere around $600k right now). Does that not sound correct? He has been trying to reach out to the representative but no luck so far. 

@Alexis Adams When you say the lender agreeing, I assume you mean his lender, so Bank of America? I am definitely interested in hearing more from you so I will send you a message!

@Nathan Gesner I have seen you comment on several posts and I'd just like to say I see how active you are! I am wondering what your strategy is to find these off market deals. Do you get them simply from your relationships with agents, or do you also utilize direct mail or something more creative?
