Start the New Year out right with this easy rehab, easy finance, profitable Fix 'n Flip.  Gross profit from $25-$40k, depending upon your rehab plan.  

Plan A: Keep it a 2BR/1Ba and do minor cosmetics, plus some landscaping. ARV=$130,000. OR

Plan B: Add dormer to 2nd floor and convert it to a 3BR/1.5 Ba. Then the ARV jumps to $165,000!!!

Fund and Grow got me $35,000 worth of business and personal credit in their first round of funding.  Now they are going to work to bump that up in the 2nd round of funding.  And I'm sure they will be successful.  Everyone I dealt with was professional.  Retrena, my rep, answered all my inquiries quickly and politely, even the dumb questions.  

Has anyone had experience with Jerry's marketing program using Craigslist and VA's? It sounds good in theory. Just wondering if it/he does what he advertises re: this program.

Hi!  Is there any literature and/or programs out there that are good for giving more insight into mobile home investing?  I've heard it can be a good passive income source when doing owner financing of the homes.

Buy it for $112,500.  Rehab it for $50k.   Sell it for $225,000+!   it's in an area with LOW INVENTORY, so you'll be able to sell it quickly and likely for >$225k.  This is great for someone who wants lots of space.  It's a big house, on a big lot with a big garage (3+ car) in a pastoral setting; across the street from an Alpaca farm and a scenic river.

NOI=$21,329+/yr. Cash-on-Cash return=50%. Cash Flow=$1,500+ per month.

This is a great deal for an investor!!  It's in an area that's good to market to: across street from park, fire dept. and new school.  Plus it's close to St. Rose College and public transportation.  RentometerPro shows several comps within 1/2 mile that get $1,300-$1,365/mo. for 3BR/1Ba.  But none have the size of these apartments!  There is a ton of space!!  Rehab estimate is $30,000.  For more info and pics, contact: Gordon Graham, Landmark Homebuyers, 617-312-9833, or [email protected].
