Hi there!

New to BP but looking to talk with a good PM that works in West Michigan. Specifically Muskegon or Grand Rapids area. Please DM me and we can discuss! Any recommendations are welcome!

@Allison Wong make sure YOU know what your're looking for because you may get spammed with a bunch of overpriced junk:(

To succeed buying wholesale properties you'll need:

1) Accurate ARVs

2) Great inspector
-Never trust the seller or wholesaler provided inspectors!

3) Great contractor
-You'll want an accurate rehab number ASAP

 Absolutely Right @Drew Sygit!
Property Managers are also on my list to interview and you sound like you've got some great experience. Would you want to connect and talk details? Do you cover the West Michigan area?

Hey everyone!

New to BP and looking to continue to build my team. I'm looking for wholesalers in the West Michigan area, specifically Muskegon but I live in Grand Rapids and are interested in any numbers that work in West MI. I have experience with short term and mid term rentals as well as getting into long term investements. Also looking to expand my connections for private money lenders. Lets CONNECT!

Investment Info:

Single-family residence note investment investment.

Purchase price: $102,000
Cash invested: $6,000

Originally used as a short term rental, this property is now a mid-term rental (min. 30 days) and continues to cash flow.

What made you interested in investing in this type of deal?

Smaller properties are cheaper to update or can use higher quality materials. I was interested in this property because of the size and location and was able to invest a small amount to furnish it then get it cash flowing quickly.

How did you finance this deal?

This was a conventional loan then refinanced to a 15 year conventional
