I will add - we house hack duplexes in N. Austin, but we don’t live for free (we pay between $300-$500 a month when we live in them, but we don’t rent out rooms on our side). However, if you’re going to charge your gf $450, you could cash flow.

Alternatively, if you find a duplex with a 3/2 side, you could rent your extra rooms to your current roommates and make a tidy sum every month. 

But, our strategy is also a modified BRRR, so you might have to be okay with renovation.

I think the first assumption we need to evaluate is: where in the world are you going to find a 4/3 for $280k (even in your preferred area) that doesn't need a *significant* amount of work? Do you actually have MLS alerts set up? I haven't specifically looked in that area, but I think you're going to be hard pressed to find that, and then all the following assumptions fall apart.

@Account Closed, I'm an ID Epi and 2-3 weeks as an estimate is incredibly unrealistic and optimistic. 2-3 weeks puts us smack in the middle of the height of the epidemic curve. This is going to get worse for awhile before it gets better.

@Jake Fehr - there are some conventional loan options that can include rehab, but we've never done them that way. We front the rehab - but also have to buy properties that mostly only need cosmetic rehab since the home has to qualify for conventional financing.

Our first two were owner-occupied duplexes so they used conventional financing (at preferential interest rates). Our next deals we are looking for partner financing setups.

Just a note - any duplex street will generally have a lot of cars parked outside on the street. There are some pretty nice duplex areas that have tons of cars. As long as the cars aren't all on blocks, then that's not really an indicator of neighborhood quality. 

North Oaks/Walnut Ridge are "up and coming" areas. Our first duplex is in Gracywoods right down the street from North Oaks and the numbers on it are incredible. That area is rapidly developing.

@Stephen Stokes Oh I’m not disagreeing with you. My point was only that if OP was THIS concerned about legality, the only way to do it properly is to hire a lawyer.

IMO, that’s absurd for an application, but that’s all that we’ve got.

@Stephen Stokes the same people that will sue OP for using Cozy, which he deemed not “LEGAL” enough. 😂

I’m sure disgruntled applicants have sued for less.

@Stephen Stokes, you can only legally use that application if you're a member of TAR. That would be an issue legally if @Sagar Gulati isn't a Realtor.
