Divorces are very tricky and affect financing big time. Be very careful when locking down anything because divorce may trump any of your efforts. Good luck!

As most said here, the LLC name can be the buyer but your names need to be the signers as the LLC has no actual signature as an entity, it's owners do. Both of you would need to sign in my opinion. There are many programs where you can send to multiple people for signatures such as hello sign, docu sign and more.

Tub 100%! You really segregate who will be able to occupy the property by not having one for the children purposes of course.
You just basically need to do the market research to see if the property comps out at that higher price. A ton of applicants does not always mean the price is too low, it could also mean the market is scarce. That too, plays in your favor from a pricing standpoint as well. Your property then has the potential to be a hot commodity. Good luck and keep us posted!
