My husband and I bought two triplexes in Columbia, Missouri. The tenants have paid rent every month, but are very hard on the properties. I have been here making repairs for the past couple weeks and one of the tenants is smoking marijuana constantly with a 2 year old girl in the unit.  I will be calling CPS. He has been yelling non-step, aggressively, promptly after I nicely requested he stop yelling and explained how disruptive it was for the other tenants. They have dogs and are not picking up the feces. I plan to submit letters to each tenant with photos I have taken documenting lease violations. After dealing with said patterns of behavior, my husband and I would like to proceed with eviction/not renewing their leases when the come due in June.  Thankfully we have one tenant this is on month to month that we can transition out with 30 days notice. Our goal is to move all the tenants out (which I forsee will be like pulling teeth), remodel and transition into a short term rental model.  Hoping for ideas, recommendations and knowledge on the eviction process in Missouri.  Thank you!

I was curious if anyone had suggestions on identifying and utilizing reliable cleaners for the remote management of an Airbnb. I have properties that I think would be great to transition to Airbnb, but find that the cleaning component may be a catch as far as identifying affordable and reliable cleaning staff. I have considered putting a post up in Butte Montana to understand the market for such a service. There is a university there in which I believe I could develop a relationship with students who could be available to flip the property. If anyone has experience, thoughts or recommendations on this, it would be greatly appreciated. Thank you.

My partner and I recently purchased two triplexes in the Columbia Missouri area. One of the tenants is an elderly woman, 76 years old, who does have limitations in regards to her activities of daily living. For example, she has a small dog that has had difficulty with accidents and I do believe that related to her physical limitations, she does have difficulty with cleaning this. We are working with the city to obtain our certificate of occupancy and this was identified during the inspection. I plan on discussing with her contacting the Senior Living Assistance program (highly recommended by the city inspector) as I do believe that she would be entitled to additional supports that may help her with activities of daily living. I will discuss this with her prior to contacting the SLA program. We are transitioning from a property management company to managing the properties ourselves remotely, but she was previously paying rent via cash to the property management company. I was thinking that I may be able to facilitate a electronica funds transaction in some manner, but was wondering if anyone had a similar situation where tenants had previously been paying in cash. She does have a imitations in regards to her access to transportation as well. Overall, looking for additional ways to support this tenant, as well as creative ideas to ensure that she can pay rent in a timely manner, as well as increase the ease of her ability to do so.
