@Mark H. Porter, thank you!  I do have a copy of the existing leases.  I've been looking in to it and believe I've decided to go with https://www.ezlandlordforms.com. It has state specific leases and handles all the details.  Thanks for your reply. 

@John O. are you still using Ezlandlord forms and happy with it?  I own two properties and am no longer using property management.  I've marketed and have a some girls (student housing) that would like to sign a lease and since it's my first time and I want to cover all bases, I was thinking about using ezlandlord forms.  Thanks! 

I have two properties in a college town in South Carolina, that are rented by students, and have been managed by a property management company since I've owned them.  I"ve let the management company know a month ago that I will be self managing starting in August with the new school year.  I have a group of students who are ready to to move forward and sign a lease for August 2024-July 2025.  Since this is my first time to market the properties and get it rented, I'm wanting to make sure I cover all bases and would love to know the steps I need to take to move forward with them and the best way to do this remote since I'm in another state.  Is there a recommended app, a list to follow, etc.  Thank you!

We have a CPA we've used for a while but I'm looking for someone who doesn't just prepare our taxes for us but plans and prepares a strategy for us to maximize our tax savings and the tax advantages that come with owning rental property.   I'd appreciate a recommendation for a CPA, in Birmingham, that is a real estate investor or has many clients who are.  Thank you!
