Thank you for your advice! Those are defiantly things to consider. Luckily, I am partnering someone that has serious knowledge about rehab and material costs. I have been most curious about where to find the deals that are going to yield the best profit and flip vs rent. I know several agents that I will reach out to and my husband is getting ready for his real estate test as we speak to assist in this area. I'm ready to get involved @Nicholas Moffett, as I've been rehabbing my own house for close to a year now and have learned so much on the labor side, which I actually really enjoy. I am also big on books though, and while I agree that nothing beats real world knowledge, I can at least try to learn from the mistakes of others in at least some small way. I will check out the one that you mentioned @Kyle Scofield and let you know what I think! Thanks, guys!

Hi BiggerPockets Members!

My name is Allie and I am just started to gather all of the information needed to get involved. I know a bit myself, have people around me with knowledge, but would appreciate any and all advice on the beginning stages of flipping. What have been the most successful properties to target? Foreclosures, short sales, for sale by owners, etc? Or do you just find whatever looks best? What is your average turn around on one house, with renovation and sale? Are there advantages to renting the properties as opposed to selling them? Really just looking for any tips from experienced flippers to add to my mental notebook!
