Hey @Allen Hayes, So right now I'm looking for mostly foreclosures and Huds, single family homes 3br 1+ bath, 1,000 sq ft +. I will do as much research as possible on the property before sending it to the agent, but from what I've been told I can't properly analyze the potential of the deal without the comps pulled from the agent. I look up the PVA information and was using the real estate sites to determine some idea of comps, but my agent told me to not to even use the comp tools on zillow or trulia, or go by tax assessments, so the only think I can know for sure about is a previous sale price. I have been researching different areas to get a better idea of what homes are worth, but they seem to range pretty widely from what I've found so far. I'll be going to the KREIA on the 28th if you want to come, it will be my first time going. I will check out the meet up group as well @Major Robertson!

Oh no, @Jay Leisten. The agent that I'm working with is good, but I just feel like I need to move a bit quicker. I thought maybe someone who invests would understand some of the calculated risks that I'm willing to take as well. I just didn't know if this was something that happened, but that make sense.

Thank you everyone! I actually did have a thought last night. If an agent was an investor as well, would someone not so trustworthy take the homes I find and want to offer on for themselves? I am able to make decisions quickly and have access to quick capital, the main issue I'm having is that I need information on the homes Im interested in quickly from the agent and I'm not getting it in a timely manner. I understand that they are busy but I feel like I've lost out on a few houses already because of this issue and with inventory being low I need to be able to act quickly on any property that looks promising. I'll be going to an REI meeting in two weeks and will definitely ask for referrals and will put together the email like you suggested, @Peter Vekselman.

@Sean Williams I am hunting for properties and want to make sure that #1 I'm getting the best advice on the properties and #2 am trying to find an agent that will be able to provide the information on properties of interest quickly so that I can act quickly.

There appears to have never been water in the house. There is no basement so no damage there, just a crawl space. The yard is the main issue. It is always damp or wet, there are two areas that have slightly large holes (maybe 3 x 3 ft) in it that are filled with water. To our knowledge no one has ever tried to fix the water issue in the yard. Thank you for your input!

Thank you so much, guys! The owners say "they have no idea what the situation is" and I've tried to reach out to previous owners with no luck. I will look more into what it would take to get it removed from a flood plane and see if it's worth it. Thank you!

There is a great deal for a house in a flood plane. This house seems to be the only one that has water issues. I had another investor tell me not to be scared of a property in a flood plane, even though it will be a 100k house, and the flood insurance will be an extra 150 per month for the buyer. Has anyone ever bought a house in a flood plane and what are your thoughts on it? Our contractor thought he could remedy the situation with a drainage solutions. Thanks for your help!
