Hi, BP! I've been a resident of the Orlando area and Seminole County for my whole life. My husband and I are about 18 showings into our search for our first deal, locally of course--tough competition out there! Our plan is to BRRRR. I just finished the audio for the book on Rentals by @BrandonatBP and my 2 year old called it "The House Story". I teach high school and I have a background in graphic design, web design, and social media. Our goal doing is to retire early in Jacksonville.

Before we could get our hands on meeting minutes get got info right away that the sellers had said put the special assessment in the terms, and that turned us off from it. They also turned down a full ask because "that buyer was not willing to pay special assessment." Eventually the house on the market will eat up the cost of anyone paying the 2k+ special assessment. We moved on.

This popped up in my Orlando keyword--why can't it be "called BP"? Just curious.

We ran lots of scenarios on the numbers for a 2/2 second floor condo unit in Seminole County FL (north of Orlando). It is our first offer and we have done research to get to this point but “we don’t know what we don’t know”.

I have looked at the 86 page HOA docs and I'm not sure what I should be looking for... Also how do I find out reserves and when the last time it was raised? The unit and a/c, roof, exterior, windows, and appliances are all good. It comes with a covered parking spot and storage unit.

What would you say are some basics in the condo investing?

@Stephanie P. The way a lender worded everything in an email made me ask this question. Possibly to coerce me into saying let’s do them both right away, I guess?

Same broker as with our current home loan, but at a new company.

@Chris Mason that’s what a lender told me in so many words—above 740 is just that. Thanks for an example timeline.

We are considering refinancing to remove PMI, and are also ready to invest in a what will be a rental getting a conventional loan at 20%.

Is there a way for the lender to pull the credit one time? Should we do one before the other?
