1) don’t buy it if you haven’t maximize other products

2) max out 401k, Roth IRA, HSA, before exploring annuities and whole life

3) save money for a rental first

4) then if you must have a conservative vehicle…. Buy whole life

I own whole life but i have a diversified portfolio…. Money everywhere. Whole life not the best single product IMO. Agents are paid commissions and over sell it. I used to be a whole life salesman…. Sleezy for sure.

What is your goal? I’m a buy and hold investor (long term). I’m in San Antonio and Cape Coral. San Antonio for slow steady growth and Cape Coral for some appreciate play like CA. All these units “cash flow” after PM fees and accruals etc. My CA properties are up on appreciation like 150% but not even cash flowing!!

Clever, but sounds risky with bad debt instrument. I recently took out 50k from 401k as a loan for down payment. Then I’ll pay myself back and use my future bonuses to pay that down.

It depends on your market. I live in CA and it’s expensive. So I bought out of state like NW San Antonio TX and Cape Coral FL. Ended up closing on 3 deals since last March. I’m only 34 so wanted to go all in and let this ride. Fingers crossed there will not be another real blow up like 2008…. I’m ok with a slight correction but not crash.

Anyone with crystal ball for next 7 years for TX and FL markets?
