Analyze the deal. If it makes sense, you buy. I was like you 10 months ago. Picked up 4 units during covid. I’m a class A and B investors and must hit .8% as it relates 1% rule. Also, must net me at least $100 a month net of all expenses and accruals.

Stay hungry, but 30k gets you nothing in OC, california. I’d focus on saving at least 20% down on a 750k property.

Otherwise, go out of state.

Are you seeing a real estate slow down in the areas below?

1)San Antonio, TX: I’m in the NW area by Shaenview and Bridgewood. Are you see slow down here?

2) Cape Coral, FL: Is market still hot here? I’m on the SE area.

6 units, 4 of which are at 12 months. Other two 6 months. COVID burned a lot of investors so want to shore reserves for worst.

1) Pasadena, Ca not really still on fire

2) San Antonio, TX yes sort of homes sitting on market longer

3) Cape Coral, FL not really. Inventory issue.
