Hi,

I am an out-of-state investor, who recently purchased a turn-key property in Indianapolis.  The property was rehabbed after purchase but has since been hit with fines and penalties.  This has led me to have some concerns over the quality of the rehab.

I am going to be in Indianapolis in February to see the work first hand.  Being new to real estate, I feel like I need to leverage someone with more experience and expertise and am looking for recommendations for an inspector, who can visit the property with me and give me their opinion.

Great post and great discussion.  You can't place a value on the insight and the experience of the BP community.  I only wish I had leveraged it sooner.

I wanted to chime in on the specific issue referenced above because I experienced this situation in my dealings with Oceanpointe.  

I received a notice of tax sale just after the first of this year.  It came as a complete shock to me.  I purchased the property in July and was completely stunned.  The notice stated that the property would be seized in February if not redeemed - less than a month away.  Fortunately, I was able to determine that the title company had placed money in escrow to cover these fees and penalties.   The issue has now been resolved.

I know a lot of Morris Invest/Oceanpointe clients read these forums and are experiencing similar frustrations.  Hopefully this can help those who be may in a similar situation.

Hello, Bigger Pockets!  I'm a new investor who recently purchased a duplex in the Indianapolis area using a turnkey provider.  I am very unhappy with the property management company that was included as part of the turnkey deal and am looking at other options.  My key gripe is utter lack of communication.  The duplex had been available to be rented for nearly four months.  I email and call regularly but can't seem to get any sort of response.  Not once has an email been returned and only when I escalated complaints up to the turnkey provider, did I get a phone call.  I did manage to find out that one side of the duplex was (supposedly) rented but that was over a month ago and since then no further communication.  I wanted to reach out the BP community for recommendations.  Who do you use for PM and why?  Is your PM reasonably responsive to emails, calls, questions?  What should I expect in terms of responsiveness?

@Gregory Washington, thank you for sharing your experience with Morris Invest.  Reading through this forum post hits close to home.  I'm having the same issues with Morris Invest and their property management company Oceanpointe Investments.  I'm new to investing but never in my business-life have I come across a company that is less responsive to its customers/clients.  Hopefully your situation gets resolved in the near future.
