I'd try calling a roofer to come check out the roof/attic venting situation and see if that's right.  If the attic isn't vented properly it could be holding moisture and sweating onto the ceiling which bleeds through the drywall.  Depending on what exactly the issue is, a roofer could add venting (maybe a few hundred dollars) or you might just get a spray foam insulation company insulate the attic (a few thousand). Oldham Co. Roofing has done a few roofs for me and I've been happy with his roof work.

Asbesto's is a pain and not DIY friendly at all.  I don't mind doing small projects exposed to it because limited exposure is relatively safe, but as much as you have should have some real remediation.

Depending on your town, I'd suggest going to Lowe's or Home Depot for the different projects.  Those guys know enough to help and are customer oriented. The guys at specialty houses (plumbing supply or electrician supply) are more knowledgable but tend to be snobs when working with lowly DIY learners. 

Plumbing is very DIY friendly these days with PEX and PVC. Hardest part of the bathroom will be lining up the tub and drywalling around it.  Electrical is different, I do my own work at the plug side and change a breaker or two out but for a full panel I'd hire a pro. Getting that wrong is a very bad day.  Overall the other projects are just smaller things you learn as you go.  You'll become friends with the folks at the stores you go to alot, I used to know the plumbing and flooring peoples kids names when I was first rehabbing housesl.

Hi Allie, what type of properties do you look for? What is your normal process if you find a lead? I'm asking because a good process where you prescreen the properties before involving the agent means they can be more efficient and the quality of service should go up.  The property managing agents I’ve dealt with tend to be terrible property managers.  Could be just the couple I’ve run across but they make me think realtors pick up a very short term perspective on investments.

Just curious but where did you find a real estate investment group in Louisville?I’ve looked and haven’t found much.

Hi, I'm a new real estate investor in the Louisville area.  I'm currently a full time accountant and part time real estate investor with 27 units (24 apartments, 3 single family) under management.  I hope to add another 20+ units to my portfolio in the next year.  My strategy is changing as I used to do fixer upper houses that turned into nice rentals (never could settle for a flip when I could get cash flow!) but now I'm moving more into the fixer upper apartments market. I look forward to joining the BP community and learning from you all!
