Keep that drive and passion of yours. I'm currently making my way to home base to bat for the first time in wholesaling in the south bay area below Los Angeles. @Nathan Patterson. The triplex was a little over $500k and the cash flow after all expenses including setting aside for taxes, maintenance, etc is....very thin, which is okay considering I really wanted to learn how exactly the process worked, defining terms, negotiating, etc. Honestly, the worst part was actually putting in my offer and getting it accepted. That made the whole experience real. Looking back I made A TON of mistakes. However, in the end those mistakes can become your greatest assets.

@David Varvaro, the triplex is in Long Beach close to downtown where they are doing a lot of construction to the new court house and town hall. I'm currently living in Redondo Beach which just so happens to be an arm length away from Hermosa.

Susan, I could not agree with you more! I grew up in the Hattiesburg area where houses are in the $100k range. Then I move to California where most in my area are $500k and up. Scary indeed, but not impossible to find a good deal like you just mentioned about the condo. Well done!
