I need your help again, you all have been great so far! So I have tenants that haven’t signed a lease yet, but intend to in order to move in June 15. Three people who are friends, for a 3 bedroom house. Now they have asked to include an additional 2 people for a period of 4 months; the 2 will move out in October. How do I handle the lease, the security deposit and any additional rents. We have a verbal agreement that the lease will be $750/month, plus $25/month for a pet (dog), and security deposit of $775, plus a $300 pet fee. Thanks for your help!

I have a pastor that wants to rent our house. His church will pay an allowance directly to me. How do I structure this in the lease agreement?

Just received my first application. What questions do you ask their references? I have contact info for current landlord and their supervisor at work.
Sounds good. I’m going to present them with all options. 12-month and 6-month with rent increased for 6-month. Thanks!
Thanks for your input! I haven’t decided what to do yet. But, I’m thinking and extra $75 per month. That would cover one month of expenses after the lease. However, the wife is pregnant and due at the end of the lease; I can’t imagine they would want to move at that time!
This is my first property, and my first prospective tenant. They will be listing their home in another State next month. Currently, the wife just moved here as her husband has been in the area working. They are in an apartment right now. They want a six month lease, which will put it out to October. How would you guys handle this? Would you increase rent to compensate for shorter lease term?

I am currently in the middle of doing a rehab on my SFH. Actually just started a few days ago. Repainting every room, new flooring in basement, removing wall paper border, etc, etc. Anyway, a realtor is wanting to show our house to a client who is interested in renting our property. Do you all show your properties while they are all jacked up?
