I'm curious if you ever place a contingency on your purchase agreement that the SFH will appraise for a certain amount? if you do, how do you write it? Thanks!

@Scott Matthew C., it is in a small town and there is no rent oversight at all.  

I agree with you all, it is very small and I really don’t see any room for equity when it’s all done.

I have owned my first property for a year now. It was mostly a cosmetic job, so I haven't gotten into to too much rehab work. So I wanted to reach out to you all for input on this possible project.

I was contacted this past Friday by an elderly gentleman who has been selling his real estate portfolio. He has one SFH left, and it is sitting vacant. He told me he wants $30k for it. It is a 3 bedroom, 1 bath, with no central heat/air, about 850 sqft. Sits on a large corner lot right in the middle of town. I looked at it today with my nephew, who is a Pillar2Post home inspector. It needs a bunch of work, to say the least. I'll work my way down. Needs new roof with decking, and possibly some rafter repairs. New windows (10), new siding/gutters. Possibly some sheathing on one exterior wall below a window that has rot beneath it. The whole house will need wrapped, as well. Moving indoors, new drywall throughout, new interior doors (4), new subfloor and probable new floor joists as the floor is very saggy, it has a crawl space. Basically, an entire gut job from top to bottom. It will require a new HVAC install, all new plumbing and electrical. My other property is a brick, 3 bedroom, 1 bath ranch with partial basement, that is 1250 sqft. It appraised at $105k and is located in the same town. I'm thinking an ARV of around $85k, though it could be slightly higher. I just don't know how to go about estimating rehab costs, and how to negotiate for a lower price considering all the work that will need done. He does understand the poor condition of the home. I estimated using J Scott's book, a rehab cost of around $50k. Does that seem too much? Seems that $50k would go a long way, but with the amount of work that needs done, maybe not. What are some of your thoughts? Thank you!

Actually what makes it commercial is his LLC. From what I understand, a traditional mortgage is for an individual. If you are borrowing through your LLC, its a commercial loan.

I have been watching a FSBO SFH for several months now. In fact, by looking at the history of the property, it appears as though it was purchased for $15,000 over a year ago. It also appears as though the are flipping it, as I know the owners and they actually live near me. They listed the property last year for $79,000 with an agent. The term expired and they listed it FSBO. The price has steadily dropped to its current level, $62,000. I would like to contact them and inquire about owner financing; if they would even be interested. How would I bring that up? As well, how would I even structure the deal? Would it be similar to a mortgage? Or, could I ask for more favorable terms such as a lower down payment? Thanks for all your help!!!

I use cozy.co. Its simple and the potential tenants pay for the background/credit checks. Sounds similar to Zillow that your using.

My lease only has the rent amount. I add an addendum to my lease that lists the additional fees for having the pets. Then my invoice lists the rent plus the additional fees due for the pets.

I’m struggling with how to best perform bookkeeping for my property. I have one SFH right now, but do plan to purchase another property in the fall. Are you all using excel? Or, another program? Where can I find a good template to use? I though about using quick books, but my CPA said it would be over kill for one property. But then I thought it would be easier to start off with quick books than to convert 4-5 properties later. What are you thoughts? Thanks for all the help!

Thanks for the suggestions everyone! I’m going to give it some more thought. I have several people that are interested in the house, so I’m not necessarily desperate for a tenant.
