Hi BiggerPockets family,

Was wondering if anyone has skip traced anyone who is currently living overseas? Usually every time I see an owner of a piece of land or property that has their mailing address overseas, any skiptrace I use cannot find their contact info. Any help would be greatly appreciated, thank you!

I’ve contacting local landowners in my area to inquire about purchasing their lot, and I’ve come across several owners who live overseas. It’s been a little difficult trying to find their contact information. What are some ways that you have found international contacts? Skiptrace? Social media? Personally I would like to find their international number and call them through Whatsapp. Any advice on strategies would help and be greatly appreciated!

@Wayne Brooks Hi Wayne! Thanks for letting me know about it. As the buyer, what do you think is the best way I can help the seller go through probate in his own state? He would need to do ancillary here in FL once he claims the properties over there in Puerto Rico. How long have you seen these usually take?

I just found out he would have to file for summary administration in Puerto Rico since he owned property out there, and then open a court order here for ancillary administration here for the land in Florida. Have you or Long ever dealt with a piece of land that had to involve two different places like this?

Hello!

I’m located in Lee County, FL, and have a piece of land under contract but the seller needs to go through probate. It needs to go through Summary Administration. My county does not provide these forms and they advised I do my own research to find them. If anyone has done any deals in Florida or have been through this process, can you please let me know where can I find these documents so I can advise the seller? Or anyone I can contact? I’ve tried FL courts, Clerk of Courts, the Law Library. Any advice helps. Much appreciated!

Hello!

Hope you are all doing well. I’m looking for advice on going through the probate process in Florida. Im currently in Lee County, FL and I have a piece of land under contract, however it needs to go through probate since my county does not take a declaration of heirs. I’m paying off the remaining taxes before the land gets auctioned on Tuesday, and I’m recording the signed contract. What next step and action would I have to take after paying off the taxes and recording the contract? Do I need to get a lawyer and acquire any more documents from the seller? How was your process like? This would be my first probate land deal, so completely new to this.

Hi everyone!

I wanted to know if any of you have ever overpaid for a property and what did you do to make it work as a good cash flowing investment? Did you stick with it or just sell and take the loss?

I’m looking to house hack with a 3.5% down but the market I’m in is making it extremely difficult to cash flow with prices rising and rents staying stagnant. Would appreciate any stories or strategies any of you may have. Thank you!
