@Jessica Perkins Consider places like Jersey City, Newark, and Elizabeth in northern NJ it’s only 20-30 minutes from the city and offers a lot of investment potential. I’ve been investing there for a while and have had success.

@Kevin Urena One thing to keep in mind is that there is a planned extension of the PATH train to the south ward near the Weequahic section so buying on a good block near that planned station could be a good long term bet.

One way to get more people to apply in the first place is by using virtual staging and professional photography. I've had a lot of success with that. Another thing to remember is that the kind of tenant who isn't responsible enough to show up to an appointment or considerate enough to inform you of a change of plans probably wouldn't make a great tenant anyway so i wouldn't chase them if i were you. That being said you can text or call to confirm about an hour before the appointment so you dont waste your time.

@Sara Ratliff could be someone doing an Airbnb arbitrage that’s something you should ask them and if yes then decide if that’s something you want. Had that happen before.

@Andrew Rodriguez Jersey city just passed regulation effectually banning Airbnb in the city. It’s going to go to court but I wouldn’t bother with that strategy until that gets sorted out I believe even if the owner lives in the property you will be limited to a certain number of days to rent the unit out short term. Consider sticking with a traditional house hack strategy until the Airbnb case works through the courts.

@Chris Skutnik I always tell people Jersey City is a great place to house hack in the area. Shorter commute to manhattan that LI and even a lot of Brooklyn and Queens. Lots of 2 and 3 family houses ripe for a successful house hack. It’s gotten a little pricey over there but there are still deals to be had in the West Side, West Bergen, and Bergen Lafayette areas. Other areas of the city are great to depending on your budget but the areas I’ve mentioned probably offer the most bang for your buck and potential for price appreciation in my opinion.
