Go in there and introduce yourself. Purchased a 5 plex last month and got 3 of the 5 units to happily sign a longer, more landlord friendly lease. I listened and pushed comfortably. Told them my goals. Explained to them I expect for them to pay there own utilities but just after explaining how I am going to make the place a better spot to stay. Which I am staying true to. I would never try to make more than 1 drastic change at a time. Through time I will be maximizing profits as leases expire. I also set up the new leases to expire 3 months apart. I was lucky enough to have good deposit funds for all units but 1. That tenant moved out 3 days ago.

Got to be working with the right sales agent. I have used 2 in the past 5 years. It took me a good 7 agents to locate that 1 really good one. Find that agent who understands your wants and needs and has similar goals for his/her sales.

This property is located in Texas. From what I am hearing so far there is a book I can get from the county of renter rights. Word of mouth there is not one for landlords. Bottom line I figured talking to my attorney would help shed some light.

Going to school to get my real estate lisence I remember competency was a big part in keeping contracts from being void.

If it is signed it is legal. If there are no dates and no reference to term or a end point you assume it is M2M. You determine from the wording what restrictions you have in regards to enforcing the lease. If it is not signed it is a verbal M2M.  

You do not offer her a lease you simply non renew, with proper notice, at the end of what you determine is the end of her lease.

Yesterday I purchased a property with 5 rental units. After closing I introduced myself to each unit and everyone was so friendly besides the trouble maker. She is absolutely out of control and insane. Asking the tenants how I could make their stay better, her two neighbors replied "get rid of her." 

The previous owner has her on a lease that makes no sense. It contradicts itself, has the date missing, and a spot for her driver's license number that also has not been filled out. Is this an invalid lease?

If it is an invalid lease what would be my next step? Do I have to offer her another contract?

I see threads of people proposing the conversion,  but no success stories? 

I have a property that is perfect for this. 3 level property, about 1600 sq ft per level, only the main level being used. It is currently a successful rental. If I could triple the income...well yes im in.  Jumping in head first, any advice will help!
