@Emily Kaye FHA is a great way to start - if you want to put even less money down, then FHA with DPA will help. You would only need money for closing and inspections but it's limited to single family residences unlike only doing the FHA without DPA where you can go up to a fourplex. And if you don't mind doing repairs then you can look into an FHA 203k where you are financed more money for repairs

Knowing what you know now, what would you do if you lost everything and had to start over and all you have is $10K

What would your 1 year plan look like? Or even 5 year plan?

@Ashley K.

Hey Ashley this is a great idea

I recently closed on a house and used an FHA loan (3.5%) then used a first time home buyers down payment assistance program that covered that 3.5% for me. I only paid for inspections

@Evan Cook hey Evan thank you!

House hacking a SFR was a great way to Start and get a feel for being a landlord. My goal is to pivot to commercial properties like industrial warehouses or 6+ unit complexes.

Do you do any investing yourself?

My name is Allan pilapil and I’m a 24 year old newbie investor from San Mateo California! ( Bay Area )

I made it my life mission to own real estate after being evicted many times as a child and seeing my family struggle

I bought my first SFR in Stockton CA two months ago and I house hack it at below market rents to young hard working individuals. I'm going to buy a multi family next and eventually pivot into commercial real estate

My goal is to save, save, and save while learning and surrounding myself with positive and ambitious people. And of course help and provide value to those around me

I love surrounding myself with people who have had a hard past but have managed to beat the odds and turn all the negatives into positives!

I hope you all have a great rest of the year and please feel free to reach out!

Stay Safe and stay positive
