Will some members that have rentals share what vetting service they use when vetting potential renters?  Possibly share an application and rental contract?

let me add that the lady died about two years ago and it is her estate that was foreclosed on.  The heirs have gotten some items already.  One has told me that they have taken what they want.  Do I need a statement from the executor of the estate to sell the items?

I just purchased a house at the court house steps auction.  The house is fully furnished with a car in the carport.  No one is living there.  The furniture and car belonged to the widow that died.  She had a reverse mortgage.  I am told that the child have visited the house after the foreclosure was started.  Can i sell the stuff that was on the property when I purchased it?

Currently my State Farm agent could not get Citizens to write it in my name with the trust as others insured or vise versa.  Can someone point me to a company that will write the policy in my name with trust as others insured?

I would like to hear from any knowledgeable members who a solo 401K trust.  My question is how did obtain liability insurance on rental properties that the trust owns?  Also can the Trust be sued for issues that arise from renting?

I am in the process of choosing a Solo 401K provider (for lack of a better term)  Costs range from $500 to $1500 for initial set up and $125 to $200 per year to maintain the account each year.  Has anyone experienced a significant increase in the on going yearly fees?  I am wondering if it is like signing up for cable TV and internet where after you are in they raise the price.  Also if you have one of the more expensive set ups that promise more hand holding did you use those resources that are offered?  Any feed back would be appreciated.

I read your answer to someone's question (this one). I was wondering if you could point me to a good resource for information on making a plan with target purchases. I am a retired math teacher in florida. I have my investment plan money to invest. I want to purchase rental or flip properties to ultimately replace my salary as a teacher to the tune of about 60K per year or at least 5K per month as my first goal. I would like to see the portfolio value grow as well. Any help would be appreciated.

Hello I am new to Bigger Pockets. I am planning to start a solo 401K and wanted input from members on who they used to set up and maintain their solo 401K. I found a few on the internet including "Mysolo401K" "CompleteIRA" "New Direction IRA" "IRA Financial Group" Set up fees and yearly fees vary. Most promise assistance during the year. All of them offer check book control. Any comments based on experience would be appreciated.
