No she is only offering us to pay the first months rent on the new apartment. So she is offering $1600 pretty much.

But when yo unthinkable about it, 6 months rent (left of the contract), would be $600. Add to that the moving expenses if I hired movers $800-1000. Changing the driver’s licenses (for 3 people in the house) is $75. Moving utilities about $100. That’s about $1500-1700. So what she is offering isn’t too bad, but Idk why I feel like I am getting is not fair. Any thoughts?

Hey everybody. I have a question, my current landlord needs to do some repairs to the ceiling. Long story short the ceiling has had a leak for over a month now to the point that it

Will need to be completely demoed and redone. I still have About six months on my current lease. She is telling me that I will need to find a new place to lease. She has found me a new apartment in the same complex about five doors down but it will cost about $100 more per month. Additionally this will cost me because I will need to get my drivers license as well as those of my family changed, and not to mentioned the moving and relocating the utilities.

The main question I have is cant you really just up and break the lease like that for repairs. Shouldn’t she also have to reimburse me for my expenses and at least pay for the difference in rental price? It should be noted that she knew about the leak for months I said let her know but she refused to do anything about it. The property is located in Miami Florida.

So my friend and I went 50/50 on the purchase of a home last year. He no is telling me he wants out. Is there a way to get him off the mortgage and property tittle without having to refinance or take a new loan under my name?

Hey BiggerPockets community,

I have a 4plex in mind yay I want to throw an offer but have been unsuccessful at determining what the market value if that property is right now.

How do you guys determine the numbers on a 4plex?

How do you determine the property value? Is there a website that can help? Usually I work use Zillow for comps but not very helpful for 4plexes

Ok so our sub division is booming. College students and young adults are renting in our subdivision and rental prices are going up and making us landlords a lot of money. The HOA is currently in the process to transition to owners as the head of the HOA.

Anyways, it sounds like the new HOA Committee wants to limit the number of renters or even get rid of them all together. Mainly because college students are partying too much. I don't mind it and I live there. Either way, they haven't even transition yet and they are already talking about it. anyone ever had to deal with this?

I feel like yeah property values will go up in the long run, but I’m in it for the money. I screen my tenants well and they never give me problems. I feel like if other landlords controlled their tenants better this wouldn’t be an issue.

Anyways, can they actually limit of stop renters all together? How would they even know if it’s a renter or a family member that lives there?

Yes you are right. No agent. She had 5 days to accept repairs which she did. At this point if she backs out she would be breaching her contract

Thank you for the advice, I think it was more of the emotional side because she was deceiving in waiting this long and if we had not asked she would not have said anything. Plus the fact that she said they never sent her a quote when they did was ridiculous. But you guys are ride, real estate is not a place for emotions.

So I made an offer on a “for sale by owner” for the asking price if $250k in Baton Rouge, LA. Property was to include the refrigerator. After the inspection, found a few issues that needed to be fixed. 1 was holes on the shingles which are going to be fixed by the builder since property is only 2.5 years old. 2. Rotten droppings in the attic. We requested that the following via email:

“There seems to be rotten droppings in the attic. We would like to get the attic inspected by a licensed professional and if rottens are found, get them removed. Although no entrance point was found it’s possible that they entered the attic through an opening on the ceiling around the house. Might need to investigate”.

Seller replied that she agreed and told us that the pest control company “Arrow” would take care of it.

Property appraised for $245 and seller reluctantly agreed to lower the price if she could keep the refrigerator. We agreed.

Last week she was supposed to get arrow to correct the rotten problem in the attic. Today (6 days before closing, we asked for a copy of the report and she said she did not get one. I contacted arrow and turns out all she did was contact them for a free estimate. They forward me the quote which she said she never got, and it was for $360 for sealing the entry points, placing traps, spraying repellent, and a 3 month repelling contract (1/month) around the outside of the house.

She is now saying she will hire a handy man to place traps and close the holes, and will order the repellant for it to spray. That was not our agreement. And we feel like she is using the fact that we are so close to closing as a way to get out of it.

Honestly she is being extremely cheap. Now we are at the point that if she doesn’t comply with the request as she originally said she would, we are not purchasing the house.

We have already paid nearly $1000 (inspection and appraisal) for all the property. Can get ask her to give pay us that back if she backs out of the deal last minute? Appraisal and request for repairs time frame has already passed. So now we are at a point where she can technically play hard ball. We like the property but are willing to walk away. Any thoughts on how to recover that money?

So it looks like the attic on the property I just purchased isn’t really insulated in the attic. The insulation looks to have deteriorated and it’s extremely old. House is not cooling more than 80 degrees. Spoke to Ac company they said it’s probably the lack of insulation in the attic.

I am debating between spray foam and regular fiberglass. Both will be a huge pain to install because of the amount of space in the attic.

Anyways long story short......which is the cheapest option? Is there a large price difference between the two?

So cash for the down payment and good credit shouldn’t be an issue. I guess my concern is that because I want to start a company to do this, lenders might not be so willing to lend for some tu big that is just new.

Sounds like you have some experience with his. Any advice?
