Building homes for a business

I’m just curious has anyone ever sold a loan to a bank? So I am thinking of starting a company where I would buy plot of land, build on it (probably with a loan) and the sell the property for a profit. I am guessing that legal and can be done but not sure how?

Any advice on this?
