Hello, 

I have my primary residence which I am currently house hacking.  Looking to move on to property number 2.  Is there a product/loan other than hard money that would allow me to get around the 25% down payment? Really don't want to tie up so much money.

I’ll pass.  Inherited a tenant with two cats as soon as you enter the lobby the smell From her litter box hits you.  Despite discussion about the issue the smell resurfaces every now and then it’s like she is immune to the terrible smell.

“Yes,  tell me a little bit about yourself. That will allow you to know whether they are a good fit for the property.  Take their info and let them know that you haven’t figured a date for showing and Once you compile a list of people interested you will figure the best date for showing and get back to them.

I’ve accepted a previously evicted tenant where It occurred 10 years prior,  there was a logical explanation for it, he had the same job for many many years,  exceptional references which were legitimate and state pays entire rent.  

6 months, it alleviates so much stress and allows you to take your time to get the right tenant in the event of a vacancy. 

I received rent.  One check I get entirely from the city the other is a tenant i inherited who pays below market.

I don’t know whether they want this or not and one apartment is vacant right now.  I simply want to ensure that each apartment is receiving adequate heat.  Basement,  where thermostat is located is a different temperature from the rest of the house so it’s hard to gauge from basement thermostat.  While basement may say 70 other units may say 75 i don’t intend to give that much heat,  i wish to be economical since I pay, reason why i figured sensors would be appropriate to ensure appropriate temperatures throughout the house.

Hello,

I have one furnace that controls the heat for 3 units.  Consequently some units get warmer quicker than others and visa versa.  To help best monitor an appropriate temperature for the apartments I think it would be helpful to have temperature sensors in each unit. I have a strong internet connection and am thinking of placing a nest sensor in the coldest area of each unit to help me get a sense of the temperature of each apartment.  

I realize they are easily removable but at this point i am familiar with how each apartment responds to the different temperature settings of the thermostat as i have made temperature observations during periods of vacancies so I would know if a window is open etc.  temperature changes are sometimes unpredictable however based on whether it’s a windy or sunny day.  So while I have a sense of how each apartment responds to the different dials of the furnace there are some occasions where the weather effects it’s level of predictability.

Has anyone had experience with putting nest temperature sensors in their rentals?  I can get 3 for $100 so it is cost effective and a worthy investment to ensure that each apartment is receiving adequate heat.   Or do I just do my own thing use my own discretion and respond to tenant issues if I get a call regarding the desire for more heat.  

Never saw this topic discussed with respect to the use of nest temperature sensors or sensors for that matter in tenant apartments.

Hi Pedro good idea but since I’m living there I wouldn’t consider a room rental, and also given the possible high turnover it’s not ideal for me. 

Raul,  thank you for the suggestions and information.  Since you don’t think two weeks is long I will keep it at that price for at least two more weeks. Yesterday the realtor called regarding a realtor wanting to see the apartment so I take that as a good sign.  In your experience how long does it usually take to rent an apartment?
