Hi Dave, same thing with my story I started out with looking at already good remodeled homes that I can rent out. Fast forward 8 months later I have 2 properties that I rent out by rooms since its by a college. Look into Turnkey investment properties in your area. Those are companies who purchase properties, remodel them and put tenants in place, and they provide management and tenants. Just be careful about your numbers and the credibility of the company. I agree with what the guys said, me and my partner walked away from an agent and decided not to work with them because they would be hesitant to pt in offers and decide to wait it out for us to think about the price we want to offer, so we would pass out on very good deals. If they are worried about hurting the sellers feelings then they do not understand the investor mentality, so you need to find an agent who also invests to understand what you are doing.

So you may be in the same boat when I first started last December, What I wanted to do is the same thing you wanted, I am 25 closed on my first property in June, my second in July and I bought them both near colleges, so pretty much acts like a mini multi family renting our private rooms with shared common area, check out that style of investing if you can. But ya I read books and watched almost all the podcasts and taught my self. keep educating yourself because it is scary at first but once you see the results of your hard work, its all worth it

@Harrison Russin in my situation for my first 2 properties I got best of both worlds, I got 2 properties near 3 colleges here in Kansas city and am renting out private rooms with shared common area, So even if 2 rooms are filled in my 3 bedrooms one, worst case scenario is I have 1 room filled and I make sure that amount of money I set is little higher than my mortgage so I am set. There are plenty of strategies to go by it!

@Dee Bullock ya they say wholesaling is where to start, but so is just working a full time job saving up from that and still do real estate after you get off. Thats what I did and now i have 2 investment properties 7 months into getting into this field. so just see what makes you comfortable and ya type on google real estate investing clubs and in your area there has to be a bunch of meetups!

@Account Closed I mainly was looking around colleges and thats close to downtown KC thats not bad and not too fancy and these 2 stood out to me and had what I was looking at. And I found them both on zillow actually.

@Jolene Desmond That would be awesome there is a Kansas city multifamily investment club meet up I go to, you should look it up! but thats what my future plans is commercial apartment complexes.

Ya I relay on zillow mostly, because rentometer give you like 5 times then you got to subscribe to keep using it.
