 Hey Heidi~! I've always done spreadsheets and its wayyyyy too cumbersome. I have a lot of bank accounts and credit cards and it seems impossible to keep track of everything. I'm at 30 properties, 48 doors total. More than half are under property management, the rest I do on my own. I really scaled up my number of doors the last couple of years and didn't bring any new processes to the table and it feels like a mess. I just started last night with baselane to input one property and it seems very user friendly and exactly what I need. Excited to jump in more and see if it will fit my needs.

I was googling programs and came across baselane and it sounds like exactly what i need. Somewhere easy to put my rent and expenses and spit out some numbers for me. I have a lot of properties.

@Arjay Estrella wow I'm kind of shocked at everyone's answers. I would absolutely send something...a gift card to a local restaurant or something of that nature. It'll go a long way in solidifying your future relationship. No one can live on 57k house commissions so the realtor is of course hoping for a continued relationship and referrals but you showing your appreciation for their efforts will not go unnoticed.

Hi just curious what the rent would have been had you left it in its previous condition? It looked like things were in good shape just not updated. Wondering what your return on the rehab is?

@Kelly Sanabria did anyone ever shine some light on this for you? I am in the same boat. Have you started wholesaling? Are you using private contracts? I helped a friend sell a home off-market. The buyers lender actually wrote up the contract on the official MAR contract. I was kind of shocked and didn't think that was legal.

does anyone know if the vendee financing will let you purchase with a llc or corp? I found a property I'd like to offer just waiting to hear back from the vendee bank.

I actually used this product back in 2012. It was awesome but then it disappeared for years. I'm stoked to see it back! A lot has changed with it - before bank of America was servicing the loans. My portfolio has changed since then too whereas before I was buying in my personal name and now I have a corporation. I'm hoping this program can still be utilized.

I am at 21 sfh and 5 multi unit buildings. Of my 35 units total, I self manage 30 of them. My goal is to be at 50 units at the end of this year with at least 25 sfh. At the moment I am struggling on the management part. I am debating on going to a PM for all or a personal assistant. I think when you ask what's the most you could self manage it really depends on your situation. Do you already have a full time job? Will this be all you do? How many hours a week do you have to dedicate to your rentals? I understand the importance of systems and really need to start implementing. Over the past year I have doubled my portfolio and it has been really hard to catch up with organization. This started out as a side hustle and has quickly taken over my life. Totally in a good way though.

I am in this same pickle myself currently. I have always done my own property management but have recently grown and trying to scale. I need to become less of a landlord and it's more cost effective to hire a personal assistant. Did the assistant work out for you? I need to hire an assistant for property management, book keeping, and help with acquisitions. Think I'm asking for too much?
