I'm no expert, but you might have be on the right track. I live on the west side of town and all you see are several new construction large apartment projects being built up in the last 8 months. 2 large new construction apartment sites along 215 near Sunset, another new at near Red Rock Casino, and a couple off Tropicana & 215. The big investors seem to be moving big and fast towards large multi-families near and around Summerlin. Pre-crash it was mostly new SFH developments and now it's multi-families springing up like wildfire. There is obviously a need or higher demand for multi-families at least on the west side of town.

@Rochelle Ray I do not have a specific name of a real estate attorney, however if you have not found one you can try a search on  avvo dot com (website spelled out).  It is basically like Yelp for attorneys where clients post reviews and ratings about attorneys and their experiences.  You can even post a question on there forum style and attorneys may chime in to answer.  Just search area of law "real estate" and the city your are searching.  I work in a law firm and our attorneys had a huge meeting some time ago about the importance of achieving good avvo ratings and client satisfaction.  So it is a legit place to search, if you have no other referrals at hand.  Good Luck!

@Erica Burton Welcome to BP! I am pretty new to investing as well and believe this is the best place to learn. There is so much free information here and tons of helpful people from all areas of the real estate investing community that will answer questions. Check out the podcasts and blogs, there are many that cover the wholesaling. Being in California, there are probably several REI meet-ups in your area that you could attend and network in. @Raphaela Todd  Thank you for your story.  I am also from Las Vegas and considering buying long distance.   Did you have property management in place for that rental in Texas? Did you ever sell that property after the bad experiences?

Hello @Brett Hannon and @Joseph Scorese  I am located in Las Vegas, but I am from Philadelphia and looking to invest/find deals in the Philadelphia metro area.  I am new to R.E. investing and interested in networking and making new connections in this area.
