REPLACE!! The old HVAC systems & R22 are being phased out by law over the next 10 years. All new HVAC systems are more efficient and the coolant/refrigerant used for the new systems is cleaner, more efficient costs about $10 per lb. R22 refrigerant for older more unreliable HVAC systems like you currently have hiked the prices up to $45 per pound and up, because they companies know that the EPA wants to phase out R22. You will end up spending more to repair the old one and continue to get slammed on overpriced R22 coolant

I agree with Phillip Dwyer just be patient. I am investing out of state in a slightly lower priced market using the Brrrr strategy. I chose my hometown back east, an area I know very well, have family and boots on the ground. I feel like we are at or near peak prices in the market, so you really have to find a deal well below market that you can add value.

Byron D. Taylor Welcome to BP! I researched the Atlanta area for potential investing a few years ago, but didn't pull the trigger. Research the areas, Trulia crime maps are helpful until you get familiarized with the area. Some neighborhoods are deceiving. I was just there last week driving down National Ave. (Fulton County) which looked to have nice homes, compared to some parts of Philly, but my brother (who lives there) was telling me that particular strip area was rough and locals referred to National Ave as "Ol' Nasty." So, yes seek out local REI Meet-ups to network with other investors that may have the investor friendly contractors, insight and other referrals you need. Good luck!

Also, I am curious as to which small bank that you used to finance your fourth property.  I am looking for a small bank to build a relationship with, that other investors have had success with to refi my rental property in Philadelphia.  Please PM me your experience on that bank when you have a chance.

You could also try opening an account at a national bank that has branches in your home state and in the state the property is located. I actually just did this exact scenario and was able to set up my out of state account online with the assistance of a phone rep. I happen to use the same national bank for my personal account so they were able to link them together (yet still separate accounts) so that I can see them all at once. Convenient and saves time.

Can any flippers and/or experienced investors recommend insurance companies that sell builders risk coverage and land lord policies?  And note why you like them.
