Hello Everyone! 

I recently purchased a property to flip in Joshua Tree, CA. My original plan was to keep it as a STR but the market is extremely saturated in that area. I'm currently dabbling between the idea of selling it or thinking of different innovative ideas to rent it out.

As of now, I'm looking into Halfway Homes/Sober Living, Section 8, STR Arbitrage, & Travel Nurses. Any other ideas/options you've come across that you've found profitable?

I actually got a "cash buyers list", by giving mine away for free. I opened a facebook group, and I invited every cash buyer that keeps on contacting me onto that list and made it available for anyone to join.

While everyone is being stingy with their cash buyers, I openly share mine and this got me a ton more cash buyers.

Hi Everyone!

Currently in escrow for a property in Joshua Tree, CA. Will be doing some work to the property once escrow is finished - was planning on doing STR myself but I'd rather not deal with the headache. Figured I'd post about it now to have someone lined up once it's ready! I don't need to do any work, it's very turnkey but was going to add a bathroom and make it worth a bit more.. So we can talk about the details if someone is interested. Located in the HEART of Downtown Joshua Tree, 3-5 minute drive to the entrance, absolutely PRIME location!! Joshua Tree has 3m+ visitors a year. A neighbor told me he grossed 95k/year off his property last year and will most likely pass the 100k mark this year

I have joined a few facebook groups, some with 100k+ users, but unfortunately, it seems like most people are either completely brand new or phishing accounts.

I'll see if I can find a few more groups to join that might be better as well as go to networking meet ups.

Hello Everyone!

Silly question here, first time REALLY using this report for a property rather than just playing with the calculator.

Here is the scenario: 

Looking to compare purchasing this property with a hard money loan or a DSCR loan for an AirBnb property. It's pretty turn key thus far, but would like to do some upgrades.

Purchase price: 320k

Repair cost: 60k

The problem I'm having right now is the calculator not showing hard money funds/options. I'd be putting 20% down to Loan to Cost (380k) - the calculator is projecting a different loan amount and monthly payment so the holding time is different than the actual.

Has anyone run into the issue of using a hard money loan with the calculators?

Hello to my lovely investors, happy Monday!

I've been wholesaling for a few months now and my main exit strategy has been through retail buyers. With the market shifting and our current economic standing, I'd like to focus more on cash buyers/investors and not rely on retail buyers.

How did you build your cash buyers list? If you had to start over, what strategies would you implement and what would you do to have a list of buyers ready on hand?
