@Eliyahu B Jacobs do you have experience with commercial properties? I've run into lending issues in the past if some experience isn't apparent. That's why I focus primiarly on small multi-family properties. 

Longer than expected hold periods. Solid underwriting and grasp of your market, hard money is a great tool.

Hey Patty, 

A few ways you could approach this. 

1. Airbnb minimum 30 night stay

2. Furnished Finder (most common platform for traveling nurses)

Both of which will help provide you some protection and you can vet based on requiring approval, a quick chat, etc. 

From a pricing perspective, look at comparables in your area or on furnished finder. 

If the numbers are solid for just traditional long term renting, avoid the hassle :) 

Another often overlooked topic is that sometimes... sometimes there is city code limiting the maximum number of 'unrelated' individuals that can live in one household. Whether it is enforced is another question, but if the neighborhood has some NIMBY energy you might get that. 

i.e.) There is an overlay zone around TCU that limits to 3 individuals for single family homes
