@Chad Lamb,  2 years ago we almost bought a couple of little houses on Roatan.  Unfortunately, there is no way to get a mortgage from a US bank in most places outside the US.  We had a seller willing to owner finance with 50% down.  Ultimately, the numbers didn't work.   My wife is still mad at me.  :)

Are your property taxes really 3%?     2.5% is probably about right.  1k a year insurance might be low though, I have house valued at less than half that paying almost as much.   I agree with others, your cash on cash is really not high enough.  To have 47 grand out of pocket only bringing in 190 bucks a month, I'd pass.

We lived in Malaysia for several years and vacationed a couple of times to Thailand.  We spent some time in Bangkok each time, but we are beach people, Phuket was where we spent most of our time.  We stayed in the Patong beach area of Phuket and our favorite nightspot was a bar on Bangla Road .   More fun there than anywhere else on the island.  We had a blast very time we went, and are actively planning a  6 week trip to Penang, with a nice long weekend escape back to Phuket.

At the moment we are building reserves and working on properties.  When I retire, SOON, God willing, We will be taking about 25-30k a year out divided up monthly, and leaving the rest for reserves and expenses.

Did anyone try to diagnose the problem?    Could have been as simple as 25 buck capacitor or something equally easy to fix.

It's none of my business if they own a gun.

I don't worry about it all.  How much of your homes plumbing is PVC?
